RESIDENTIAL PAINTING SERVICES AGREEMENT

This Painting Services Agreement (“Agreement”) is entered into on June 3, 2026.

3. SCOPE OF WORK

 

The Contractor agrees to provide all labor, materials, equipment, and supplies necessary to complete the interior painting of the residence located at:

7503 Mill Woods Rd South, Edmonton, Alberta T6K 3V5

The work shall include:

Surface Preparation

 

  • Filling nail holes, dents, cracks, and minor wall imperfections.
  • Repairing damaged drywall areas as required using mudding, filling, and sanding techniques.
  • Preparing surfaces to ensure proper paint adhesion.
  • Touch-up of existing ceiling stains where required.

 

Painting Services

 

Application of paint in the same selected color throughout the interior areas listed below:

  • All interior walls
  • All washrooms/bathrooms
  • Baseboards
  • Window casings and trim
  • Stairwell and stair area walls
  • Laundry room walls
  • Two basement bedrooms
  • Bedroom closets
  • Interior doors
  • Interior window trim and casings

 

Protection and Cleanup

 

  • All floors, windows, fixtures, furniture, and other adjacent surfaces shall be properly masked, covered, and protected before work begins.
  • Contractor shall maintain a clean worksite throughout the project.
  • All paint-related debris, garbage, masking materials, and waste shall be removed from the property upon completion.

4. CONTRACT PRICE

 

Total Contract Amount: $2,800.00 CAD

GST (5%): $140.00 CAD

Total Amount Payable: $2,940.00 CAD

The contract price includes:

  • All labor
  • All paint and painting materials
  • Surface preparation materials
  • Repair materials
  • Equipment and tools
  • Cleanup and waste removal
  • Any other items required to complete the work described in this Agreement

 

No additional charges shall be applied unless approved in writing by the Homeowner.

 

5. PAYMENT TERMS

 

Deposit

A deposit of $500.00 CAD shall be paid upon signing this Agreement.

 

Final Payment

The remaining balance of $2,440.00 CAD shall be paid upon: 1. Completion of all contracted work; 2. Final walkthrough and inspection by the Homeowner; and 3. Confirmation that the work has been completed in accordance with this Agreement.

Final payment shall be due within two (2) business days following completion and acceptance of the work.

 

6. PROJECT SCHEDULE

 

Start Date: June 6, 2026

Completion Date: June 13, 2026

 

The Contractor shall make reasonable efforts to complete the work within the above timeframe. Delays caused by circumstances beyond the Contractor’s control, including material shortages, unforeseen repairs, weather conditions affecting drying times, or other unforeseen events, may result in a reasonable extension of time.

 

7. CHANGE ORDERS

 

Any work requested by the Homeowner that falls outside the scope described in this Agreement shall require a written change order specifying:

  • Additional work requested
  • Additional cost (if any)
  • Additional time required (if any)

Both parties must approve any change order before additional work begins.

 

8. WORKMANSHIP WARRANTY

 

The Contractor warrants that all work shall be performed in a professional and workmanlike manner.

Any defects resulting from workmanship that are reported within thirty (30) days of project completion shall be corrected by the Contractor at no additional labor cost.

This warranty does not cover:

  • Normal wear and tear
  • Structural movement or settling
  • Water damage, leaks, or moisture-related issues
  • Damage caused by third parties
  • Pre-existing defects not repaired under this Agreement

 

9. ACCESS TO PROPERTY

 

The Homeowner shall provide reasonable access to the property during normal working hours and ensure utilities such as electricity and water are available as required for the completion of the work.

 

10. INSPECTION AND ACCEPTANCE

 

Upon completion, the Contractor and Homeowner shall conduct a final walkthrough inspection.

Any deficiencies identified during the inspection shall be documented and corrected within a reasonable timeframe.

Once deficiencies have been addressed and accepted by the Homeowner, the work shall be deemed complete.

 

11. LIABILITY

 

The Contractor shall take reasonable care to protect the property while performing the work.

The Contractor shall be responsible for repairing any damage directly caused by the Contractor’s negligence during the performance of the work.

 

12. ENTIRE AGREEMENT

 

This Agreement constitutes the entire understanding between the parties and supersedes any prior verbal or written agreements relating to the work described herein.

Any modifications to this Agreement must be made in writing and signed by both parties.

 

13. SIGNATURES

 

By signing below, both parties acknowledge that they have read, understood, and agree to the terms of this Agreement.
